The Internet can be a great asset to you when you are considering selling your home if you just want a very general idea of what your home is currently worth. You can start to consider a home sale much earlier, on your own, spend more time on your research, and gather more information to see how your home might be positioned in the current market.

The problem is that there’s a lot of old and inaccurate information on the internet in regard to real estate and particularly home values.  For example some of this information comes from tax records, which are notoriously inaccurate value statistics. These real estate values can be from the last tax assessments which are often very old (and I mean ancient) and not at all representative of the current market value of the property.

I don’t like to name names, but there are some websites that give you ‘value estimates’ a little to easily and loosely.  They usually err on the high side of real estate values so that you like what you hear from them and you take the ‘bait’ and start to work with them.  These companies/websites are usually just comparing listing price data of your general area.  There isn’t much science, thought, or real local market knowledge that goes into it.  A computer program that generates Palmdale real estate values is going to miss a lot.  What about the kitchen you just remodeled, or some intangible amenities of your property that a computer doesn’t know about.

As a home seller, you can ask whatever you want for your house.  That can really be setting yourself up for failure and I wouldn’t let you make such a mistake.  I can get some sellers above market value for their Palmdale real estate but most houses need to be priced in line with the competition.  Real estate mortgage lenders will only lend a certain ‘loan to value’ amount.  The lenders determine the value of your Palmdale real estate by an appraiser, not the value estimate that I or any Realtor would give you.  If we price you home above market value or what it appraises for, a buyer will likely have to come up with a huge down payment in order to secure any financing at all.  This most likely kills the deal and we have let a buyer off the hook.  Pricing above the market leads to your real estate staying on the market for longer than it should.  Buyers and their Realtors will recognize this and discount the value of your house accordingly, sometimes much more than they should.  The point is that unless your house is unusual in some way we should price in line with the competition in order to facilitate a quick profitable sale.
